The green area is where an ADU can go after standard setbacks: 4 ft from side and rear lot lines (California's standard for detached ADUs), 20 ft from the street-side lot line, and 6 ft from your house and other buildings. Plan footprints are approximate (about 24 × 31 ft for 749 sq ft and 30 × 40 ft for 1,199 sq ft) until floor plans are final. Lot lines come from county parcel records, building outlines from OpenStreetMap, and imagery from Esri; all can be off by a few feet. This isn't a survey and doesn't check easements, trees, slope, utilities, fire zones, or city-specific rules. Your site review confirms all of that.
