ADU STACK

About ADUStack

Build Together. Save Smarter.

Transparent ADU costs. Shared knowledge. A community of homeowners planning smarter builds.

Building an ADU shouldn't feel like a gamble.

Building an accessory dwelling unit (ADU) in the Bay Area is a major investment. Understanding the price should not be the hardest part.

Homeowners often receive estimates that are difficult to compare. One quote may include the foundation but exclude utility connections; another may include finishes but leave out permits or site work. Without a consistent breakdown, it is hard to know what a project will actually cost.

The problem isn't just the price. It's the lack of clarity—and the fact that every homeowner starts from scratch.

Why ADUStack exists

Many homeowners are planning similar ADUs, yet each one independently researches designs, compares contractors, sources materials, and navigates local requirements.

That duplicates effort and makes it harder to compare costs or explore group purchasing opportunities.

ADUStack is exploring a more coordinated approach: bring homeowners with similar projects together, use standardized designs where practical, and make project costs easier to understand.

How our approach works

We are organizing local cohorts of approximately 10 interested homeowners to explore whether coordination can improve the building process.

  1. Standardized designsUse comparable plans and specifications to reduce repeated estimating work.
  2. Transparent cost breakdownsSeparate permits, utility connections, trenching, foundation, core construction, labor, and finishes.
  3. Coordinated material purchasingSeek competitive supplier pricing and make finish-material costs visible, without adding a markup to those materials.
  4. Coordinated planningExplore scheduling and procurement efficiencies with independent licensed contractors.
  5. Shared learningGive homeowners a clearer view of costs, trade-offs, and project requirements.

Savings are a goal to test—not a guarantee. Each property's conditions, city approvals, utility needs, and construction agreement remain individual.

What transparency means to us

We believe homeowners should be able to see:

  1. What’s included in an advertised package.

  2. What’s excluded such as city fees or separate utility-provider connection charges.

  3. What’s estimated including allowances that may change after a site assessment.

  4. Who’s responsible for design, purchasing, construction, inspections, and warranties.

  5. What changes the price including site access, utility distances, ground conditions, and selected finishes.

If a cost is uncertain, we'll identify it rather than present it as a fixed promise.

Who builds the ADU?

ADUStack is not the general contractor and does not sign construction contracts with homeowners.

Homeowners enter construction agreements directly with independent California-licensed contractors. Those contractors are responsible for the construction scope, subcontractor supervision, inspections, and the warranties set out in their agreements.

ADUStack focuses on cohort coordination, transparent project information, and selected finish-material procurement coordination. The exact responsibilities, fees, and purchase arrangements will be disclosed before anyone commits.

Why build as a cohort?

One homeowner has one project. A group of homeowners with similar projects may be able to compare bids using the same specifications, coordinate material orders, and reduce duplicated planning effort.

A cohort does not mean permits can be shared, every property will cost the same, or discounts are guaranteed. Every ADU still needs its own site review, applicable approvals, and contractor agreement.

Our goal is to measure whether coordinated planning produces real benefits—and share the results clearly.

A note from the founder

Srikanth Kasa

Srikanth Kasa, founder of ADUStack

ADUStack started with a simple question:

Why should every homeowner have to figure out the same complicated construction process alone?

We are beginning with standardized ADU concepts, detailed cost models, and a community of homeowners who want better information before making major decisions.

We don't claim to eliminate construction uncertainty. We want to make it visible, understandable, and easier to manage.
